Worcestershire Parkway is a new railway station currently being constructed which will result in passengers being able to catch services on the North Cotswold Line and Cardiff to Nottingham Line.
The property is in the new Worcestershire Parkway station which is located less than five miles to the centre of Worcester. The station benefits from services on the North Cotswold, and Cardiff to Nottingham lines. No passenger figures are available as this is a new station but estimated footfall numbers can be provided on request.
The station is currently under construction and due to open in January 2020. We anticipate the retail unit will commence trading in February 2020.
The property is within the newly built station building facing into the main concourse. It has a net internal area of approximately 22.15 sq.m./238 sq. ft.
It is provided with a 100A 3 phase power supply.
The tenant will have access to WC facilities.
Subject to the consent of the Superior Landlord, the property is being offered on a new lease until the 31st March 2024 subject to a rent review at the end of the third year.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.
Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the Superior Landlord's and Landlord’s legal costs in connection with the grant of the lease.
An EPC will be provided on practical completion.
A tender pack is available on request from Amey TPT. The deadline for submissions is 1200 on Friday 13th December 2019.
Rent will be payable quarterly in advance on the modern quarter days by standing order. Amey TPT may be required to undertake credit checks on the successful bidder. A rent deposit will be payable.
Fit Out Plans
The incoming tenant will be required to provide detailed annotated fit out plans and signage proposals demonstrating a high-quality retail shop fit. The Superior Landlord's approval will be required in advance of any works. The tenant shall be required to contribute towards the landlord's costs in obtaining consents.
The tenant will be responsible for all utilities consumed. The specification of the services available will be confirmed in due course.
The incoming tenant will be responsible for Business Rates.
