LOCATION

Birmingham International Station is connected to the National Exhibition Centre and Birmingham Arena by a pedestrian walkway and Birmingham Airport by a monorail system.
The Station has frequent train services to London & Birmingham as well as excellent connections nationwide and regular local commuter services.
The latest figures available from the Office of Rail Regulation (2017/18) show over 6.5 million Passenger Entries and Exits at the Station.
Additionally, the Station benefits from visitors to both the adjacent airport and the prestigious exhibitions and shows hosted at the NEC.

DESCRIPTION

The unit was formerly the Station Travel Centre but has been redeveloped for a retail use.
Approximately 81m2 the unit will be presented in shell condition with power, water and drainage.
The unit has a glazed double aspect shop front.
We are seeking a high quality micropub operator trading to both station users and visitors to the airport/NEC alike.
Gambling machines and satellite TV will not be permitted.
Remote storage and a small external seating area will be provided.
Other retailers in the Station include West Cornwall Pasty, Subway, WH Smiths and Caffe Ritazza.

LEASE

An internal repairing lease of 6 or 9 years from occupation for fit out subject to the usual Railway determination provisions.
The lease will be contracted out of the security of tenure provisions of the Landlord & Tenant Act.

RENT

To be agreed, but based on a Minimum Guaranteed Rent with an additional Turnover Rent based on an agreed percentage of Turnover.
Review - upward only on the third anniversary of lease commencement. Review based on annual average turnover in the previous 2 years.
The Tenant will be responsible for the payment of Business Rates and all utilities consumed on the Premises.
Service Charge is not currently levied but the Landlord will reserve the right to raise such a charge in future. Refuse collection will be charged.

COSTS

The Tenant will meet the Landlord and Superior Landlord's legal costs estimated at £1,750 plus VAT and £1,062 plus VAT respectively
The Tenant will also be required to pay £75 plus VAT for a credit check and the costs of producing a Lease Plan (£120 plus VAT)
