Paignton Station is located off Station Square and opposite the station main bus station. The station is the terminus of the Riviera Line and an interchange for the Dartmouth Steam Railway.
Figures from the ORR stipulate that in 2017/18 the station had over 672,000 entries and exits.


The retail premises are located within the booking hall and directly opposite the ticket office. The retail unit has a dual frontage to the booking hall and the platform. Subject to consent of the station team, the successful party may be permitted to install some tables and chairs on the platform. The premises require an internal shopfit to create a high quality retail unit for customers using the station.

The tenant will have use of the station WC facilities.

From initial inspection, the premises have a 63amp single phase electrical supply, water and waste drainage. Subject to load monitoring checks, there may be an opportunity to upgrade the power supply for an incoming retailer.


Subject to the consent of the Superior Landlord, the property is being offered on a new lease to 31st March 2024. There will be a rent review at the end of the third year. Subject to the Department for Transport consent, a 6 year lease may be made available. The incoming retailer will need to demonstrate a considerable investment and improvement to the customer facility at the station.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.


The incoming tenant will be expected to pay the Superior Landlord's and Landlord’s legal costs in connection with the grant of the lease. These costs are anticipated at £2,620 plus vat


The premises are offered on a Minimum Guaranteed Rent with supporting turnover rent provisions.


The tenant will be responsible for all utilities consumed.


The incoming tenant will be required to provide detailed annotated fit out plans and signage proposals demonstrating a high quality retail shopfit. The Superior Landlord's approval will be required in advance of any works. The tenant shall be required to contribute towards the landlord's costs in obtaining consents.


The ingoing tenant will be responsible for Business Rates and contacting the Local Authority at lease completion to notify of occupation.


A service charge fixed at 7.5% of the Minimum Guaranteed Rent will be payable
