The premises are located in Winchester Railway Station which is being managed by First MTR South Western Railway. The retail unit is very prominent, adjacent to the main station entrance, taxi rank, car park and bus stops. Information from the Office of the Rail Regulator stipulates that in 2017/18 Winchester Station had in excess of 5.09 million passenger entries and exits


The train operator wishes to ensure that stations have a high-quality retail offer for their passengers benefit. The opportunity at Winchester is being offered by Informal tender. The premises currently trade as a café and have the following approximate floor areas, measured on a net internal basis:

• Total Area 266 sq ft 24.7 sq m.


The property is being offered on a six years' lease and subject to the Superior Landlords' consent a rent review after three years. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting


The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.


An end user that will complement the existing tenant mix of the station is required.


The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.


The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum

Any works required will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited


There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
