LOCATION

The property forms part of the station buildings but is located by the Western entrance which predominantly
links the station to Commercial Road. Data from the Office for the Rail Regulator stipulates that in 2016/17, Portsmouth & Southsea hads an annual station usage of approximately 2,036,233 entries and exits.

DESCRIPTION

The premises offer a net internal area of approximately 2,133 square feet (198.16 square meters) or thereabouts. The premises can be utilised for retail or office purposes.

LEASE

The property is being offered on a six year lease, on flexible terms and subject to a rent review after three years.
The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

COSTS

The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.

USER

An end user that will complement the existing tenant mix of the station is required.

RENT

The rent shall be on a minimum rent with a turnover rent based on a percentage of sales. The base rent of £24,000 per annum exclusive payable quarterly in advance.

SHOP FITTING

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.

RATING

The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.

SERVICE CHARGE

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
