The premises are located adjacent to the booking hall within the main entrance of the station. Passenger data from the Office for the Rail Regulator stipulates that in 2015/16 the station had in excess of 995,142 passenger entries and exits.
The unit comprises the following approximate area:

The premises are being offered on a new 6 year lease subject to a rent review at the end of the third year.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The premises will be suitable for a number of retail or as an office use. The landlord will take into account existing tenant mix of the station when considering the end user.
The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.
The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.
The ingoing tenant will be responsible for Business Rates. We recommend any interested party to seek professional advice on potential Rating liability.
There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
