The Station was built in 1846 by William Tite and is Grade II Listed.
Regular long distance train services operate to London, Glasgow, Manchester Airport, Preston and local services run to destinations in the Lake District and North West. In 2022/23 there were over 1.8 million Entries & Exits at the Station.

Location

The premises are located on a disused platform beneath the Ticket Office on the eastern side of the station closest to the city centre.
The platform is accessed by a magnificent gated staircase which will be equipped with a stairlift to allow access for all. The platform edge will be fenced to keep the premises wholly separate from the railway.

The premises consist of a main kitchen & storage area, reception/bar, accessible WC, a large internal seating area and space for external seating.
The premises will be presented in shell condition ready for tenant fit out with power, water and drainage. The premises benefit from several period features.

We expect the premises to be available for tenant fit circa November 2024.

A tripartite lease for 9 years is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The incoming tenant will be expected to pay approximately £2,500 plus VAT for landlord and superior landlords costs associated with the grant of this lease.

We are inviting offers of a Minimum Guaranteed Rent with a turnover based top-up rent.
A reasonable rent free period will be allowed in respect of the fit out period.

We are seeking an experienced casual dining tenant to operate a high quality destination restaurant.
The Station already boasts the Tite & Locke public house and a Costa Coffee.

The tenant will be responsible for the costs of all electricity and water (including waste water) consumption at the premises.

A service charge is not currently levied however the landlord reserves the right to raise such a charge in future.

The tenant will be responsible for payment of business rates. The premises are not currently in the Ratings List.

Phil has many years’ TOC experience with Eurostar, firstly in operational customer experience roles and later as Head of Property.  Responsible for the advertising and retail portfolios, he oversaw several high profile developments such as the sponsorship of the ‘Premium First’ lounges by Orange and the retail offer in the departures lounge at St Pancras International.  Phil also had responsibility for Eurostar’s operational premises in the UK, France and Belgium and the mothballing of Waterloo International Terminal.  After leaving Eurostar Phil was particularly proud to work as a consultant to the London 2012 Olympic and Paralympic Games.

Phil brings a wealth of operational and retail property experience to the team, and at Amey TPT works on the Transport for Wales and Avanti West Coast accounts and consulting projects.
