The premises currently has recently traded as a newsagents but subject to necessary consents could be altered to create a walk in area with servery. The unit comprises the following approximate areas and dimensions:

Subject to the consent of the Superior Landlord, the property is being offered on a new 6 year lease.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.
Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.


The incoming tenant will be expected to pay the Landlord’s legal costs in connection with the grant of the lease and, as required, the Superior Landlord's professional and legal costs with respect to the grant of a new lease.

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
