Teddington station built in 1863, is located in the London Borough of Richmond upon Thames and within the London Travecard Zone 6 area. The station is a Grade II listed building having been first listed on 13th November 2012. Passenger figures from the Office of the Rail Regulator (ORR) state that Teddington Railway Station had just in excess of 2.228 million passenger entries and exits in 2017/18.
The property is situated within the main booking hall on the Victoria Road and platform 1 side of the station. The premises has recently traded as a newsagents but there is an opportunity to alter the entrance to create a walk in area with servery.

The premises are offered on a new lease to 17th August 2024 and subject to a rent review at the end of the 3rd year.

Minimum Guaranteed Rent
£15,000.00 plus VAT per annum along with supporting turnover rent provision. Subject to the landlord's formal approval, a rent free period will be available for the tenant undertaking agreed investment to the premises.
The tenant will be responsible for all utilities and refuse collection. The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat.
There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will be responsible for all utilities consumed and in the event that the operator uses the landlord’s refuse and recycling bins then a contribution will be made towards removal.
The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Landlord’s approval. Interested parties should note that the station is listed under the Planning (Listed Buildings and Conservation Areas) Act 1990. Shop fit proposals and signage will require Listed Building Consent in addition to Landlord’s and Superior Landlord’s consent. Parties should note that Listed Building Consent was granted for certain works.
The ingoing tenant will be responsible for Business Rates. From an initial inspection of the Valuation Office Agency website, the premises may not have been assessed for business rated. We recommend that anyone interested contact the Local Rating Authority for further information.
