Brentford station is located on Station Approach off just off Boston Manor Road in the London Borough of Hounslow, west London and within the London Travelcard zone 4 area. The station is on the Hounslow Loop Line and provides services to London Waterloo.
Passenger figures from the Office of the Rail Regulator state that Brentford Station had in just in excess of 1.76 million passenger entries and exits in 2017/18.

Description

The premises are located in a building adjacent to the main ticket office and station building. The premises will be suitable for the sale of hot and cold drinks, confectionery, newspapers, periodicals and convenience items. The premises have the following approximate floor areas, measured on a net internal basis:
Ground Floor 23 sq m 247 sq ft.
The tenant will have use of the station WC facilities.

Lease Details

The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will
apply. The lease will not permit assignment or subletting. If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available.
The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

Rent

£9,500.00 per annum plus vat along with supporting turnover rent provision.
Subject to the landlord's formal approval, a rent free period may be available for the tenant undertaking agreed investment to the premises.

Shop Fitting

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.

Energy Performance

The landlord is planning to undertake energy efficiency works to the premises. Further detail will be provided upon request.

Utilities

The tenant will be responsible for all utilities consumed and in the event that the operator uses the landlord’s refuse and recycling bins then a contribution will be made towards removal 

Rating

The ingoing tenant will be responsible for Business Rates. From an initial inspection of the Valuation Office Agency website, the premises may not have been assessed for business rated. We recommend that anyone interested contact the Local Rating Authority for further information.
