LOCATION

The premises are located within part of the Station Buildings at Brentford Railway Station. The station is
located on Station Approach off just off Boston Manor Road. Passenger figures from the Office of the Rail
Regulator state that Brentford Station had in just in excess of 1,926,000 passenger entries and exits in
2015/16.

 

DESCRIPTION

The premises are located in a building adjacent to the main ticket office and station building. The premises
will be suitable for the sale of hot and cold drinks, confectionery, newspapers, periodicals and convenience items. The premises have the following approximate floor areas, measured on a net internal
basis:


Ground Floor 23.00 sq m 247 sq ft.

LEASE

The premises are being offered by way of a new 6 year lease, subject to a rent review at the end of the third year.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.

COSTS

The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.

SHOP FITTING

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.

MINIMUM GUARANTEED RENT

£10,000 per annum plus vat along with supporting turnover rent provision.

SERVICE CHARGE

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
