Brentford station is located in the London Borough of Hounslow, west London and within the London Travelcard zone 4 area. The station is on the Hounslow Loop Line and provides services to London Waterloo.

Location

The station is situated on Station Approach off just off Boston Manor Road. Figures from the ORR stipulate that in 2016/17 Brentford Station had 1.85 million entries and exits.

Lease Details

The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954.
Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

Rent

£12,000 per annum excl.

Rent Free Period

Subject to the landlord's formal approval, a rent free period will be available for the tenant undertaking agreed investment to the premises.

Car Parking

Subject to the landlord’s consent and agreeing financial terms, dedicated parking could be made available to support the incoming tenants business.

Insurance

The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum

Business Rates

The ingoing tenant will be responsible for Business Rates. From an initial inspection of the Valuation Office Agency website, the premises have been split into two heriditament. The ground floor area has a Rateable Value of £1,425 and the 1st floor premises of £11,750.
Based on the current multiplier of 0.491 for 2019/20 Rates Payable 19/20 rate year: £699.68 for ground floor and £5,769.25 for 1st floor.

Service charge

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will be responsible for all utilities consumed and in the event that the operator uses the landlord’s refuse and recycling bins then a contribution will be made towards removal.
