The premises are located in a building adjacent to the main ticket office and station building.

The premises will be suitable for the sale of hot and cold drinks, confectionery, newspapers, periodicals and convenience items. The premises have the following approximate floor areas, measured on a net internal basis:

Ground Floor 23 sq m 247 sq ft.

The tenant will have use of the station WC facilities.

 

The premises are being offered by way of a new 6-year tri-partite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. The incoming tenant will be expected to pay the landlord the superior landlords costs associated with the grant of this lease.

Subject to the landlord's formal approval, a rent free period will be available for the tenant undertaking agreed investment to the premises.

In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT

 

The tenant will be responsible for all utilities consumed and in the event that the operator uses the
landlord’s refuse and recycling bins then a contribution will be made towards removal.

Building Insurance is currently £410.00 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.

 

The ingoing tenant will be responsible for Business Rates. From an initial inspection of the Valuation
Office Agency website, the premises may not have been assessed for business rated. We recommend that anyone interested contact the Local Rating Authority for further information.
