Arch A2 is located within Vauxhall Station. The Arch is located within an access to and from platforms 7-8.
The opportunity is being offered to the open market under an informal tender process. Passenger data
from the Office for the Rail Regulator stipulate that in 2015/16 the station had in excess of 20.9 million
passenger entries and exits.


The premises are approximately 478 sq ft. The tenant will have use of the station WC facilities but it should
be feasible to install a WC within the demise, should the tenant wish to do so. The premises are offered in
shell form and in advance of the tenant undertaking shop fit works, internal works are required to waterproof the arch. Details available at request. A rent allowance will be available in lieu of the tenant undertaking the works.


Expressions of interest are requested for parties interesting in taking a new lease, subject to the consent of First MTR South West Trains, the franchise operator and Station Facility Owner effective 20th August 2017. Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.


The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.


An end user that will complement the existing tenant mix of the station is required.


The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.


The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.


There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
