We are seeking a new tenant for both the retail unit in the Ticket Office and the Catering Unit in the Waiting Room on Platform 1 (southbound).

The Retail Unit is approximately 6.36m2/69sq ft and benefits from water, drainage and power. It has a shuttered servery to the Ticket Hall.
The Catering Unit is approximately 7.06m2 with 1.67m2/18sq ft ancillary storage. It benefits from water, drainage and power and opens onto the Waiting Room on Platform 1.
Both units were refurbished in 2019 so only need minimal cosmetic attention.

An internal repairing lease for a term to expire before 28 May 2027 is offered subject to the usual railway determination provisions.
The lease will be contracted out of the security of tenure provisions of the Landlord & Tenant Act.

The Tenant will be responsible for the Landlord's and Superior Landlord’s legal fees estimated at £1,500 plus VAT and £1,063 plus VAT respectively.


Rent to be agreed depending on use based on a Minimum Guaranteed Rent (MGR) together with an Additional Rent based on an agreed percentage of Turnover (where this exceeds the MGR).
A reasonable rent free period will be allowed.
Upward only Rent Review on every third anniversary of the term start date based on turnover in the previous two years.

Catering and/or retail use.

A Service Charge is not currently levied on the Premises (however the landlord reserves the right to levy such a charge in future).

The Tenant will be responsible for Business Rates and all utilities consumed on the premises.
Neither Unit is currently in the Rating List.

Martin began his career with Natwest where he was seconded into a specialist estate management and development team  looking after the bank’s northwest portfolio of operational branches and tenanted units . He moved into private practice as Head of Asset Management with one of Manchester’s largest independent  firms where clients included Hammerson, Scholl and Moss Chemists. He later joined GVA (now Avison Young) as Associate Director of the Property Management Consultancy team in Manchester where his clients included Prudential , Scottish Provident, English Partnerships in addition to private individuals and overseas investors. Properties included blue chip business parks, industrial , office developments , mixed use schemes and shopping centres.

More recently Martin has managed private sector property teams looking after outsourced property portfolios on behalf of local authorities. Initially with Capita on behalf of Blackburn with Darwen Council and then with Amey on behalf of Trafford Council. These roles also included working closely with Directors of Growth and Place to identify and deliver asset and development opportunities.

Martin joined Amey TPT in 2022 and currently manages the TransPennnine Express contract. He brings over 35 years of experience specialising in property and asset management and working across all sectors for both landlord investors and tenant occupiers.
