The premises are located away from the main concourse in the Old Station buildings on Platform 1 but can also be accessed directly from Station Approach and via the car park.

Formerly the Station Master’s Office the building is Listed and sits within the Central Seafront Conservation Area. The unit was substantially refurbished in 2019 and retains some of the historic character with several original features, including the old Ticket Office window, oak panelling and sash windows.
The premises are a flexible well equipped modern space comprising two open plan Ground Floor areas and a kitchenette . The incoming Tenant will be expected to pay the Landlord’s legal costs, estimated at £1,000 plus VAT for a three year lease.

The Tenant will be responsible for Business Rates. The current ratable value effective 1 April 2023 is £7,500, giving an estimated annual rates payable of £3742.50 pa.
Small business rate relief may be available, and you should make your own enquires of the local authority.

Martin began his career with Natwest where he was seconded into a specialist estate management and development team  looking after the bank’s northwest portfolio of operational branches and tenanted units . He moved into private practice as Head of Asset Management with one of Manchester’s largest independent  firms where clients included Hammerson, Scholl and Moss Chemists. He later joined GVA (now Avison Young) as Associate Director of the Property Management Consultancy team in Manchester where his clients included Prudential , Scottish Provident, English Partnerships in addition to private individuals and overseas investors. Properties included blue chip business parks, industrial , office developments , mixed use schemes and shopping centres.

More recently Martin has managed private sector property teams looking after outsourced property portfolios on behalf of local authorities. Initially with Capita on behalf of Blackburn with Darwen Council and then with Amey on behalf of Trafford Council. These roles also included working closely with Directors of Growth and Place to identify and deliver asset and development opportunities.

Martin joined Amey TPT in 2022 and currently manages the TransPennnine Express contract. He brings over 35 years of experience specialising in property and asset management and working across all sectors for both landlord investors and tenant occupiers.
