Subject to a surrender of a lease with an existing tenant, the premises premises are available either by way of a new bi-partite lease to 17th August 2024 or subject to the Superior Landlord, Network Rail Infrastructure Limited’s consent, a 6-year tripartite lease.
Each lease is subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. 
The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply.
For the tri-partite lease, the incoming tenant will be expected to pay approximately £2,562 plus VAT for landlord and superior landlords costs associated with the grant of this lease.

Subject to the landlord's formal approval, a rent free period may be available for the tenant undertaking agreed investment to the premises.

An end user that will complement the existing tenant mix of the station is required.

The tenant will be responsible for all utilities, business rates and insurance. In the event that the operator uses the landlord’s refuse and recycling bins then a contribution will be made towards removal.

The ingoing tenant is required to provide detailed annotated plans pack demonstrating proposed works, use of materials, compliance with legislation and Network Rail Electrical requirements. Shop fit must be of high quality with use of energy efficient equipment.

The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premise s are Local authority reference N200003209238.
The rates liability for the property is as follows: -
Rateable Value: £17,500.00
Based on the current small business rates multiplier of 0.499 for 2020/21 Rates Payable 20/21 rate year: £8,732.50.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
