The premises is a freestanding unit located within the station car park which is also on the same side as the Station Approach which itself is located on the Guildford bound side of the station car park.

The premises has the following approximate floor area, measured on a net internal basis:

Total area 8.5 sq m 91 sq ft

The premises are being offered by way of a new lease to 17th August 2024 and subject to a rent review at the end of the third year.
The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

The landlord is interested in receiving expressions of interest from potential end users in order to obtain information tender pack. Interested parties should send information on their organisation along with a brief outline of their business.

The unit is best suited for a taxi order office, subject to planning and Landlord’s approval.

The tenant will be reponsible for the costs of utilities used in connection with the unit.
The incoming tenant will be required to verify the power supply. The unit has a water supply.

The incoming tenant will be reponsible for Business Rates. It is recommended that interest parties make their own enquiries with the Local Authority to ascertain what business rates will be payable.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
