The station is currently undergoing redevelopment which once complete will provide
115 new homes, a new booking hall and retail units around a brand new public plaza. The
plaza will create a modern gateway to Twickenham. The new station is expected to
open in August 2019 with the premises scheduled to be handed over to the Landlord in
September/October 2019.


Twickenham Station is situated off the A310, London Road. The station is located in the London Zone 5 travel area, 0.6 mi from the Twickenham Stadium.
From data supplied by the Office of Rail and Road (ORR) Twickenham station had just in excess of 6.38 million passenger entries and exits in 2017.


The premises are adjacent to the public plaza and have the following approximate floor areas, measured on a net internal basis:

Lease Details

The premises are offered on a new lease to 17th August 2024 and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord
& Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available.
The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.


Minimum Guaranteed Rent £25,000 plus VAT per annum along with supporting turnover rent provision.
Subject to the landlord's formal approval, a rent free period will be available for the tenant undertaking agreed investment to the premises.

Service Charge

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.

Shop Fitting

Any works required will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.

Energy Performance

An EPC is yet to be produced but will be provided prior to lease completion


We require a tenant that will cater for passengers' needs. Our client is anticipating interest from core coffee operators.
