The Station is located in the London Zone 1 Transport for London travel area. Marylebone has excellent transport links with services operated by Chiltern and London Underground also operates directly from the station. Baker Street underground is located within 2 minutes' walk.

An opportunity has arisen at London Marylebone Station, for the letting of a retail unit (food and beverage is not a requirement). The unit is accessed from the main front of the Station on Melcombe Street and is approximately 136.77 square feet (the incoming tenant will be required to verify these measurements). The tenant will have use of the WC facilities at the station. There is no back of house storage currently at the station. (The unit is currently the Barber Shop).

The unit has a 100 amp single phase supply. The incoming tenant will be required to verify the power supply. The unit has a water supply.

The unit will be available from Summer 2021. The incoming tenant will be required to provide their own internal fit-out which will be consistent with a Grade II listed building and will be subject to approval of the design and installation by Westminster Council, the Landlord and Superior Landlord - Network Rail.

Currently there are 10 food and beverage units and 8 other retail shops.

Passenger entries and exits on the station in 2017/18 were 16,693,466 (source ORR) - COVID has had an impact on these numbers.

The incoming tenant will be expected to pay the Landlord’s reasonable legal costs (estimated at £1,000 ex VAT), the Superior Landlord's costs (estimated at £1,062 ex VAT) and the Landlord's Consent consultancy costs (estimated at £500 ex VAT) in connection with the granting of the Lease.

The opportunity is being offered to the open market.

We are inviting offers for rent to comprise a Minimum Guaranteed Rent supported by a turnover rent percentage subject to negotiation on the items to be sold. Rent shall be paid quarterly in advance.

Retail use (food and beverage is not a requirement).

The payment of business rates will be the responsibility of the Tenant. The rates liability for the property is:

Rateable value: £7,100 – rates payable 2017 rates year.
