London Marylebone Railway Station is the Central London terminus for Chiltern Railways which operate a large number of commuter/regional services principally along the M40 corridor to destinations in Buckinghamshire, parts of Oxfordshire and Warwickshire, as well as longer distance services to Birmingham and the West Midlands.
The Station is located in the London Zone 1 Transport for London travel area. Marylebone has excellent transport links with services operated by Chiltern and London Underground also operates directly from the station. Baker Street underground is located within 2 minutes' walk. Passenger entries and exits on the station in 2015-16 were 15,932,954 (source ORR). Currently there are 10 food and beverage units and 8 other retail shops.


An opportunity has arisen at London Marylebone Station, for the letting of a retail unit (food and beverage is not a requirement). The unit is accessed from the main front of the Station on Melcombe Street and is approximately 136.77 square feet (the incoming tenant will be required to verify these measurements). The tenant will have use of the WC facilities at the station. There is no back of house storage currently at the station. (The unit is currently the Barber Shop).
The unit will be available from February 2019. The incoming tenant will be required to provide their own internal fit-out which will be consistent with a Grade II listed building and will be subject to approval of the design and installation by Westminster Council, the Landlord and Superior Landlord - Network Rail.


The property is being offered on a new 5 year tripartite Lease. The Lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will be subject to a rent review three years from the commencement date. The lease will not permit assignment or subletting.
