LOCATION

Wellington station is located the south west area of Birmingham. It is located on the Wolverhampton-Shrewsbury line and services, which are operated by West Midlands Trains (WMT) and Transport for Wales run to Birmingham New Street & International and to Holyhead, Shrewsbury, Aberystwyth & Pwllheli. Virgin Trains also operate a twice daily direct service to London Euston.
Passenger entries and exits on the station in 2017-18 were 693,438 (source ORR).

DESCRIPTION

WMT are inviting offers in relation to the catering unit located on platform 2.
The unit has a 100-amp three phase power supply, mains water and drainage.
The unit is approximately 71.2 sq. m./766 sq. ft. in size and there is no remote storage.

LEASE DETAILS

The premises are offered on a new lease for a term to March 2026. A longer lease term can be granted subject to the approval of the Superior Landlord.
The lease will be contracted out of the security of tenure provisions of the 1954 L&T Act. Standard Railway Lease terms will apply. The lease will not permit assignment or sub-letting.

RENT

The unit is being offered under an informal tender process. Tender documentation can be provided on request. Please submit the proposed Minimum Guaranteed Rent per annum with supporting turnover provisions.

Deadline for submissions is 1200 on Friday 5th July 2019.

Rent is payable quarterly in advance by standing order only and a rent deposit will be payable.

USE

The Landlord is looking for a high-quality catering operation to enhance customer facilities at the station.

EPC

An EPC will be provided.

OTHER COSTS

The incoming Tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease. The tenant will be responsible for all other outgoings including commercial business rates and utility consumption.

SHOP FITTING

Any works required will need to be undertaken by professional qualified contractors. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.
