Stratford upon Avon, commonly known as Stratford, is a market town and civil parish in the Stratford upon Avon District in the county of Warwickshire.
The town is a popular tourist destination owing to its status as birthplace of English playwright and poet William Shakespeare, and receives approximately 2.5 million visitors a year.
Stratford upon Avon is operated by West Midlands Trains. Train services are operated by West Midlands Trains and Chiltern Railways.
Two railway lines terminate at Stratford; the North Warwickshire Line from Birmingham and the Leamington-Stratford Line which allows direct services to London via the Chiltern Main Line. Rail Services between Birmingham and Stratford have been increased from hourly to half hourly. On summer Sundays Vintage Trains operate a steam service to Birmingham.
Passenger entries and exits on the station in 2017-18 were 1,042,086 (source ORR).
As part of Britain's Railway Upgrade Plan, there is a £1.5 million station redevelopment at Stratford upon Avon Railway Station, with improvements to customer service areas.
There is an opportunity, for the letting of a retail unit, which shall not be for the sale of food and beverages. The unit is accessed from the side of the Station and is approximately 28.4 square meters -see highlighted red area on the Floor Plan - (the incoming tenant will be required to verify these measurements).
The tenant will have use of the WC facilities at the station. There is no back of house storage currently at the station.
The unit will be available from a date to be confirmed in July 2019. The incoming tenant will be required to provide their own internal fit-out which will be subject to approval of the design and installation by the Landlord and Superior Landlord - Network Rail.
The property is being offered on a new 6-year Lease. The Lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will be subject to a rent review three years from the commencement date. The lease will not permit assignment or subletting.

We are inviting offers for rent to comprise a Minimum Guaranteed Rent in excess of £10,000 per annum plus VAT supported by a turnover rent percentage subject to negotiation on the items to be sold. Rent shall be paid quarterly in advance.

The incoming tenant will be required to verify the power supply.
The unit has a water supply and drainage.
The incoming tenant will be responsible for Business Rates and we recommend that interested parties should contact the Local Rating Authority.
An EPC will be provided once the Station redevelopment has completed.
