LOCATION

The station serves the large town of Nuneaton in Warwickshire. Nuneaton is ideally situated north of Coventry and east of London.

Operated by West Midlands Trains, there are regular services to London Euston, Rugby and Milton Keynes as well as Crewe, Stafford and Stoke-on-Trent. The station is also serviced by Virgin Trains from London Euston to Crewe and Cross-Country trains to Birmingham New Street and Leicester.

Passenger entries and exits on the station in 2017-18 were 1,313,980 (source ORR).

DESCRIPTION

An opportunity has arisen at Nuneaton station, for the letting of a vacant unit. The unit is approximately 9.63 sq. m. The office is situated in the station building. The incoming tenant has access to a shared kitchen and facilities on the same floor as the office.

LEASE DETAILS

The premises are offered on a new lease for a term to March 2026. A longer lease term can be granted subject to the approval of the Superior Landlord.

The lease will be contracted out of the security of tenure provisions of the 1954 L&T Act. Standard Railway Lease terms will apply. The lease will not permit assignment or sub-letting.

RENT

A rent of £2,000 per annum (exclusive of VAT).

Rent is payable quarterly in advance by standing order only and a rent deposit will be payable.

USE

The unit is suitable as an office space.

EPC

An EPC will be available shortly.

OTHER COSTS

The incoming Tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease. The tenant will be responsible for all other outgoings including commercial business rates and utility consumption.
