LOCATION

Retail Unit 04 is beyond the gateline and adjacent to the entrance to the subway. From data supplied by the Office of Rail and Road (ORR) Salisbury station had just in excess of 2,449,094 passenger entries and exits and 90,299 interchanges in 2017/18.

DESCRIPTION

The existing retailer currently utilises a small seating area outside the premises. Subject to the consent of the station manager, any future retailer may be able to replicate the same. The premises comprise the following areas

• Total Area 390 sq ft 36.2 sq m.

LEASE

The property is being offered on a six years' lease and subject to the Superior Landlords' consent with a rent review after three years. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

OPPORTUNITY

First Greater Western Limited are the Station Facility Owner and leaseholder of Plymouth Station. The train operator wishes to ensure that stations have a high quality retail offer for their customers benefit. Our aim is to ensure that their stations are best in class and the retail should reflect those aspirations. The opportunity at Plymouth is being offered by Informal tender.

USER

An end user that will complement the existing tenant mix of the station is required.

COSTS

The incoming tenant will be expected to pay the Landlord’s and the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.

SHOP FITTING

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality retail unit that conforms with the Superior Landlord's technical requirements.

INSURANCE

The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum

RATING

The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.

SERVICE CHARGE

The tenant shall pay a service charge towards common services. In the event that the landlord permits the tenant to use station bins then the tenant will pay towards refuse collection.

RENTAL & TENDER PACKAGE
