Retail Premises to Let

LOCATION

The premises are located within the main station buildings of Honiton Station. Passenger figures from
the Office of the Rail Regulator state that Honiton Station had in just in excess of 389,784 passenger
entries and exits in 2015/16.


DESCRIPTION

The premises will be a single room off Platform 1 providing space suitable for a newsagent/coffee shop.
The premises has the following approximate floor areas, measured on a net internal basis:
Ground Floor 4.64 sq m 50 sq ft Any potential tenant may have use of the station wc.


LEASE

Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, the property is
being offered on a new 6 year lease. The lease will be excluded from the security of tenure
provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease
will not permit assignment or sub-letting.

MINIMUM GUARANTEED RENT

We invite rental offers in the region of £3,500 per annum exclusive with a supporting turnover based
rent. Rent will be payable in advance and a deposit may be required.

RATING

Interested parties should make their own enquiries with the Local Authority or the Valuation Office
Agency website.

SHOP FIT PLANS

The successful tenant will be required to demonstrate provision of a high quality retail unit.

SERVICE CHARGE

There is currently no service charge for the premises. The landlord reserves the right to introduce a charge
in the future. Should the tenant utilise the landlord's refuse bins, the tenant shall pay towards costs of refuse removal.

BUILDINGS INSURANCE

The tenant shall pay a proportion of the costs for insuring the premises. Current costs are £410 per
annum plus vat.

UTILITIES

The tenant is responsible for costs of all utilities consumed.

LEGAL COSTS

The tenant shall be responsible for the landlord and Superior Landlord's costs.
