The premises are located within the main station building in part of the station prior to the gateline.
Figures from the ORR stipulate that in 2017/18 the station had over 1.47 million entries and exits.


The retail unit is dual frontage with a roller shutter and doors fronting the station and a roller shutter side elevation into the booking hall.

The tenant will have use of the station WC facilities.
From initial inspection, the premises have a 63amp 3 phase electrical supply, capped water and waste connection.
Interested parties should note that there are proposals to alter the vehicular access to the station and in due course works may commence to create a new dedicated waiting facility within the existing station buildings.


Subject to the consent of the Superior Landlord and the Department for Transport consent, the property is being offered on a new lease 6 year lease subject to a rent review at the end of the third year.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.
Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.


The incoming tenant will be expected to pay the Superior Landlord's and Landlord’s legal costs in connection with the grant of the lease. These costs are anticipated at £2,682 plus vat


We are inviting offers for a Minimum Guaranteed Rent and supporting turnover rent provisions. As a guide, Minimum Guaranteed Rental offers are expected in excess of £35,000 per annum plus vat.


The tenant will be responsible for all utilities consumed.


The incoming tenant will be required to provide detailed annotated fit out plans and signage proposals demonstrating a high quality retail shopfit. The Superior Landlord's approval will be required in advance of any works. The tenant shall be required to contribute towards the landlord's costs in obtaining consents.


The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.


A service charge fixed at 7.5% of the Minimum Guaranteed Rent will be payable
