LEASE

Subject to the consent of the Superior Landlord, the property is being offered on a new 6 year lease. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.

COSTS

The incoming tenant will be expected to pay the Landlord’s legal costs in connection with the grant of the lease and, as required, the Superior Landlord's professional and legal costs with respect to the grant of a new lease.

UTILITIES

The tenant will be responsible for all Utilities costs consumed in connection with the letting. The premises have water and electrical connections.

RENT

Rent of £7,250 per annum plus vat. Subject to the landlord's formal approval, a rent free period will be available for the tenant undertaking agreed investment to the premises to improve the Energy performance.

SERVICE CHARGE
