Wokingham station is located in Berkshire. Services are provided by South Western Railway
and Great Western Railway and run to London Waterloo, Gatwick Airport, Reading and Redhill. From data supplied by the Office of Rail and Road (ORR) Wokingham station had just in excess of 2.5 million passenger entries and exits in 2017/18.

Description

The retail unit is located in a prime position in the ticket hall. The train operator wishes to ensure that stations have a high quality retail offer for their passengers benefit. The opportunity at Wokingham is being offered by Informal tender. The premises currently trade as a café and have the following approximate floor areas, measured on a net internal basis:

25.3 sq m (272 sq ft)

The tenant will have use of the station WC facilities. AmeyTPT are advised that the unit has 63 amp 3 phase power supply, water and mains drainage connection.

Lease Details

Subject to the consent of the Superior landlord, Network Rail Infrastructure Limited, the premises are offered on a new 6 year lease and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway
Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the landlord and the superior landlords legal costs associated with the grant of this lease. Estimated at £2,562.00 plus vat and the Superior Landlord’s costs in producing a Land Registry Compliant Lease plan of £120 plus vat.

Service Charge & Utilities

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection and utilities

The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premises are Local authority reference 0375000050700A
The rates liability for the property is as follows: -

Rateable Value: £30,000
Based on the current multiplier of 0.491 for 2019/20 Rates Payable 19/20 rate year: £14,730

Shop Fitting

Any works required will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.

We require a tenant that will cater for passengers' needs. Our client is anticipating interest from core coffee operators.
