As part of the new Cycle Hub development on Barden Road at Tonbridge Station, a retail / catering unit will be provided adjacent to the hub.
We are inviting offers from retailers who wish to operate the site either as a cycle related facility or with the inclusion of a cycling related offer potentially alongside a catering offer.

Location

Tonbridge Station is located on the South Eastern Main Line in Kent. It is in the Borough of Tonbridge and Malling and serves as a junction between two important commuter routes that include towns such as Hastings and Tunbridge Wells.
London bound trains go via Sevenoaks into London Bridge, Waterloo East and London Charing Cross.

Description

Information from the Office of the Rail Regulator stipulates that in 2018/2019 there were over 4.554 million passenger entries and exits per annum.
The unit available is being constructed and measures 47m2. It is located off Barden Road and is adjacent to the second Station Entrance. The unit will have water, drainage and 63 amp 3 phase power.
The unit is due to be completed in mid 2020.

Lease Details

A 6 year tri partite lease is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.

There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay approximately £2500 plus vat for landlord and superior landlords costs associated with the grant of this lease.

Rent

Business plans detailing previous experience with visuals should be submitted with the financial offer.

Other Costs

The tenant will be responsible for all utilities, business rates and insurance.
An EPC will be carried out once the construction of the unit is completed.
