LOCATION

The office forms part of the station building and is located next to the taxi rank on North Street in Havant.

DESCRIPTION

The premises offer a net internal area of approximately 180 square feet (16.73 square meters) or thereabouts. Internally there is a water supply, a central heating radiator and multiple power points.

LEASE

The property is being offered on flexible lease terms for a term to expire 31st  January 2017. Longer tri-partite leases can be agreed by way of negotiation. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply.  The lease will not permit assignment or sub-letting.

RENT

We invite rental offers in the region of £8,000 per annum exclusive payable quarterly in advance.  

RATING

The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority. 

SERVICE CHARGE

The Landlord does not currently charge a Service Charge but retains the right to review this in the future

BUILDINGS INSURANCE

The Tenant will be required to contribute towards the Landlords buildings insurance policy. The contribution is currently £410 per annum plus VAT.

USER

The premises may be suitable for a number of different office uses or as a florist.   Use as a taxi order office or café premises will not be permitted. 

COSTS

The incoming tenant will be expected to pay the Landlord’s reasonable legal costs in connection with the granting of a lease.

UTILITIES

The Tenant will be liable for all utilities consumed on the premises.
