Office/retail Premises To Let


The premises are located outside of the Havant Railway Station, next to the taxi rank on North Street. Passenger figures from the Office of the Rail Regulator state that Havant Station had just in excess of 2,233,776 passenger entries and exits in 2016/17.


First MTR South Western Trains Limited are the Station Facility Owner and leaseholder of Havant Station. The train operator wishes to ensure that stations have a high-quality retail offer for their passengers' benefit. Our aim is to ensure that their stations are best in class and the retail should reflect those aspirations.
The premises have the following approximate floor areas, measured on a net internal basis:
• Total Area 180.00 sq ft 16.72 sq m.
Internally there is a water supply, a central heating radiator and multiple power points


The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third and sixth year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.


£8,500 per annum plus vat along with supporting turnover rent provision.


The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum


An end user that will complement the existing tenant mix of the station is required. Use as a taxi order office or café premises will not be permitted.


The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.


The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.


The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.


There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
