Gerrards Cross station is situated in Buckinghamshire and is served by Chiltern Railways. The station is on the Chiltern Main Line between Denham Golf Club and Seer Green & Jordans station. There are also regular services to London Marylebone, High Wycombe, Aylesbury and Banbury.

Passenger number for the station in 2017-18 were 1,487,488 (source: ORR). There is currently one other retailer trading at the station operating a café on the platform.

DESCRIPTION

An opportunity has arisen at Gerrards Cross station, for the letting of a taxi office. The unit is accessed from the main entrance of the station approach. The unit is approximately 10.37 square meters. The tenant will have use of the WC facilities at the station. The unit will be available from July 2019.

LEASE

The property is being offered on a new 6-year Tripartite Lease. The Lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.

The lease will be subject to a rent review three years from the commencement date. The lease will not permit assignment or subletting.

Standard Railway Terms will apply.

RENT

We are inviting offers for rent to comprise of a Minimum Guaranteed Rent. Rent shall be paid quarterly in advance.

COSTS

The incoming tenant will be expected to pay the Landlord’s reasonable legal costs (estimated at £1,000 ex VAT), the Superior Landlord's costs (estimated at £1,000 ex VAT) and the Landlord's Consent consultancy costs (estimated at £450 ex VAT) in connection with the granting of the Lease.

The opportunity is being offered to the open market under an informal tender process.

UTILITIES

The tenant will be responsible for the costs of utilities used in connection with the unit.

The unit has a 50-amp single phase power supply - the incoming tenant will be required to verify the power supply. The unit has a water supply.

RATING

The incoming tenant will be responsible for Business Rates and we recommend that interested parties should contact the Local Rating Authority.
