Epsom Station is in the heart of Epsom town centre adjacent to a Tesco Express and Costa Coffee.
Services are operated by South West Railway and Southern. Trains serve Central London (Waterloo and Victoria), Clapham Junction, Wimbledon, West Croydon, Sutton, Leatherhead, Dorking, Guildford and Horsham.

LOCATION

Epsom railway station serves the town of Epsom in Surrey, England. It is located off Waterloo Road and is less than two minutes' walk from the town's high street

DESCRIPTION

The space available is for a high quality florist to install a small kiosk in the entrance to the station booking hall. The footprint permitted is 4m wide x 2m deep. There is one double socket available and water is available on site in a nearby area.
No gazebos will be permitted. There is no storage at the station.

Information from the Office of the Rail Regulator stipulates that in 2017/2018 there were over 3.9 million passenger entries and exits per annum.

LEASE DETAILS

A 6 year tri partite lease is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay approximately £2,700 plus vat for landlord and superior landlords costs associated with the grant of this lease.

RENT

We are inviting offers in excess of £5000 plus vat per annum.
Business plans detailing previous experience with visuals should be submitted with the financial offer.

OTHER COSTS

The tenant will be responsible for business rates and insurance.
Currently there is no service charge however the landlord reserves the right to introduce one in the future.
