The improvements to the station concourse have finished and complement work already carried out by East Sussex Country Council to remodel the taxi rank.
This is in addition to the 85-million pound extension to The Arndale shopping centre (now The Beacon) which is adjacent to the station. The development brings an additional 170,000 sqft of retail, catering and leisure with 29 new units and a 9-screen cinema. This is expected to have a massive impact on the station.
Eastbourne Station is situated on Terminus Road in the heart of the town adjacent the new Arndale Shopping centre which is under construction.
Information from the Office of the Rail Regulator stipulates that in 2017/2018 there were over 3.355 million passenger entries and exits per annum.
The unit available measures 165.9m2 and is located within the station building opening onto the concourse and the front of the station. The unit is being constructed from combining several smaller units and a station entrance to create one impressive space. The unit will be adjacent to the new ticket office.
The unit has water, drainage and 100 amp 3 phase power.
The unit is being marketed as refurbished shell however as the station is Grade 2 Listed full Listed Building Consent will need to be submitted to the council ahead of any works.
A 6 year tri partite lease is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. The incoming tenant will be expected to pay approximately £2,700 plus vat for landlord and superior landlords costs associated with the grant of this lease.
We are inviting offers of a Minimum Guaranteed Rent with a turnover top up rent.
