The improvements to the station concourse will be finished by the spring and will complement work already carried out by East Sussex County Council to remodel the taxi rank and, in the future, to pedestrianise the surrounding area.
This is in addition to the 85-million-pound extension to the Arndale Shopping centre which will be adjacent to the station when complete. The development brings an additional 170,000 sg ft of retail, catering and leisure with 22 new retail units, 7 new restaurants and a 9 screen cinema. LOCATION

Eastbourne Station is situated on Terminus Road in the heart of the town adjacent the new Arndale Shopping centre which is under construction.

DESCRIPTION

Information from the Office of the Rail Regulator stipulates that in 2016/2017 there were over 3.194 million passenger entries and exits per annum.
The unit available is being created from current station offices and measures 43m2. It is located within the station building opening onto the concourse. The unit has water, drainage and 63 amp 3 phase power.
An additional licence can be granted for seating / fixtures on the concourse in front of the unit.
The unit is being marketed as refurbished shell however as the station is Grade 2 Listed full Listed Building Consent will need to be submitted to the council ahead of any works.

LEASE DETAILS

A 6 year tri partite lease is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. The incoming tenant will be expected to pay approximately £2500 plus vat for landlord and superior landlords costs associated with the grant of this lease.

RENT

We are inviting offers in excess of £25,000 plus vat per annum with a turnover top up rent via an informal tender. Tender packs are available on request.

OTHER COSTS

The tenant will be responsible for all utilities, business rates and insurance. Due to the listed nature of the site an EPC is not required.
