LOCATION

The premises are located in Cobham Railway Station which is being managed by First MTR South Western Railway. The station is on the New Guildford Line, and is served by trains between London Waterloo and Guildford. The retail unit is situated next to the station car park. Information from the Office of the Rail Regulator stipulates that in 2017/18 Cobham Station had in excess of 592,248 passenger entries and exits.

DESCRIPTION

The train operator wishes to ensure that stations have a high-quality retail offer for their passengers benefit. The opportunity at Cobham is being offered by Informal tender. The premises have recently traded as a fish & chips shop and have the following approximate floor areas, measured on a net internal basis:

• Total Area 690 sq ft. 71.07sq m.

LEASE

The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third and sixth year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

COSTS

The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.

USER

An end user that will complement the existing tenant mix of the station is required.

RENTAL & TENDER PACKAGE

SHOP FITTING

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.

INSURANCE

The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum

RATING

The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.

SERVICE CHARGE

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
