LOCATION

Brighton Railway Station is the principle railway station within the city of Brighton and Hove. It is a terminus that provides connections to Gatwick Airport, London Bridge, London Victoria and the Thameslink route via London Blackfriars and St Pancreas as far as Bedford. Local services run along to the east towards Ashford International and to the west towards Southampton.
The station is located at the top of Queens Road, adjacent to the fashionable North Lanes and is approximately 5 minutes walk from the city centre.

DESCRIPTION

Opposite the newly built cycle hub at the back of Brighton Station adjacent to the pick up area in front of the main station car park. (Two cycle racks have been relocated to allow for this opportunity).
The successful tenant will operate from a mobile unit that is to be dismantled and/or removed from site at the end of each day. The tenant will also be responsible for their own water supply and waste disposal. 32amp power is provided by way of a commercial commando socket, no generators are permitted.
Information from the Office of the Rail Regulator stipulates that in 2015/16 Brighton station had in excess of 18 million passenger entries and exits.

LICENCE DETAILS

The opportunity is being offered a 1 year licence.

RENT

We are inviting offers in excess of £6,000 plus vat per annum
Business plans detailing previous experience with visuals should be submitted with the financial offer.

OTHER COSTS

The tenant will be responsible for all utilities, business rates and insurance.
The incoming tenant will be expected to pay the Landlord’s reasonable legal costs of £350 plus VAT in connection with the granting of the licence.
Currently there is no service charge however the landlord reserves the right to introduce one in the future.
