Bognor Regis is a popular seaside town in West Sussex. The station is located within walking distance from a busy campus of Chichester University. The station serves the West Coastway line with trains going to London Victoria, Barnham, Horsham and Littlehampton. Bognor Regis is a terminus station with significant passenger dwell time which is undergoing significant redevelopment in 2017. Information from the Office of the Rail Regulator stipulates that in 2015/16 Bognor station had in excess of 1.202 passenger entries and exits.
The unit available measures approximately 13.5m2 and opens into the newly developed booking hall. The unit will be available from Autumn 2017. The unit has 32amp power. There is no water or drainage available. We are looking for a retail / office / taxi use here. We are not accepting offers for catering or news at this time.
We invite offers in excess of £5000 plus vat per annum by way of a business plan. A security deposit of 3 months’ rent will be required.
A 6 year lease is being offered on and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The tenant will be responsible for the costs of all utilities.
The incoming tenant will be expected to pay the Landlord’s reasonable legal costs and the Superior Landlord’s costs in connection with the grant of the lease.
The ingoing tenant will be responsible for Business Rates and we recommend that interested parties contact the Local Rating Authority to make enquiries.
There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future.
