Bognor Regis is a popular seaside town in West Sussex. The station is located within walking distance from a busy campus of Chichester University. The station serves the West Coastway line with trains going to London Victoria, Barnham, Horsham and Littlehampton. Bognor Regis is a terminus station with significant passenger dwell time which has undergone significant redevelopment in the last 12 months.


The unit available measures approximately 63m2 and is located within the new refurbished station booking hall adjacent to the gate line. The unit has separate back of areas for food preparation and dry storage.
The unit is being completely refurbished with heritage cladding and coving re-instated. The unit has had new windows, doors and has been plastered and painted throughout.
We are looking for a retailer to operate a coffee shop opening from around 6am.
Information from the Office of the Rail Regulator stipulates that in 2016/2017 there were over 972,000 passenger entries and exits per annum.


A 6 year tri partite lease is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay approximately £2500 plus vat for landlord and superior landlords costs associated with the grant of this lease.


We are inviting offers in excess of £5000 plus vat per annum with a turnover top up rent.
Business plans detailing previous experience with visuals should be submitted with the financial offer.


The tenant will be responsible for all utilities, business rates and insurance.
Due to the listed nature of the site an EPC is not required.
Currently there is no service charge however the landlord reserves the right to introduce one in the future.
