Retail Premises to Let

LOCATION

The premises are located within part of the station buildings at Basingstoke Railway Station. The Station provides mainline and commuter services to London and the south west. Passenger figures from
the Office of the Rail Regulator stipulate that in 2015/16 there were in excess of 5.739 million passenger entries and exits.

DESCRIPTION

The premises are located to the eastern side of the station buildings. The main entrance is approximately 50 metres from the premises. The unit comprises the following Net Internal Area:
104.98 sq. m. 1,130 sq. ft.

LEASE

The premises are being offered on a new 6 year lease subject to a rent review at the end of the 3rd year.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.

USE

The premises will be suitable for a number of retail uses. The landlord will take into account existing tenant mix of the station when considering the end user.

COSTS

The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s
reasonable legal costs in connection with the grant of the lease.

FITTING

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.

RATING

The ingoing tenant will be responsible for Business Rates. The premises is currently used in connection
with the operational rail estate so is not currently on the rating list. We recommend any interested party to
seek professional advice on potential Rating liability.

SERVICE CHARGE

There is currently no service charge for the premises. The landlord reserves the right to introduce any
charge in the future. The tenant will pay towards refuse collection.
