LOCATION

The property is located on Platform 1 of the station. Ascot Station is adjacent to Ascot Racecourse and regularly handles up to 30,000 passengers on race days. From data supplied by the ORR Ascot station has just in excess of 1,247,078 passenger entries and exits in 2016/17.

OPPORTUNITY

First MTR South Western Trains Limited are the Station Facility Owner and leaseholder of Ascot Station. The train operator wishes to ensure that stations have a high quality retail offer for their passengers benefit. Our aim is to ensure that their stations are best in class and the retail should reflect those aspirations. The opportunity at Ascot is being offered by Informal tender.

The deadline for submissions is 1200 on Friday 2nd March 2018.

DESCRIPTION

The kiosk currently has recently traded for catering purposes and has potential remote storage. The unit comprises the following approximate areas and dimensions:


• Total Area 115 sq ft 10.68 sq m.

LEASE

The property is being offered on a new lease to 17th August 2024, on flexible terms and subject to a rent review after three years.
The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

COSTS

The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.

USER

An end user that will complement the existing tenant mix of the station is required.

RENTAL & TENDER PACKAGE

Rent is payable quarterly in advance by standing order. The property is elected for VAT.

SHOP FITTING

The incoming tenant will be required to provide detailed annotated kiosk design plans and signage proposals demonstrating a high quality kiosk. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.

RATING

The incoming tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.

SERVICE CHARGE

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
