The subject property occupies a prominent roadside location fronting Stewartstown Road in an area undergoing substantial redevelopment, approximately six miles south west of Belfast City centre.
In addition to the subject property which forms part of the new purpose-built Colin Connect Transport Hub, a comprehensive regeneration scheme has been approved on adjacent lands, part of which is currently under construction.
The approved scheme involves the construction of a new ‘town centre’ with community space, health centre, leisure centre, residential, sports pitches, a post primary school along with a mix of commercial uses.
The Transport Hub is currently served by local feeder buses and benefits from two adjacent ‘Glider’ Halts, forming part of the new Belfast Rapid Transit system.
The subject property comprises a new build retail kiosk forming part of the purpose-built Colin Connect Transport Hub which opens onto a new civic space.
The space will be fit for occupation from March 2019.

Repairs & Insurance : The space will be let on effective full repairing and insuring terms by way of service charge recovery
A service charge will be levied to cover an appropriate proportion of the cost of external repairs and maintenance, security and upkeep of common areas. The current service charge estimate is TBC.
The tenant will be responsible for reimbursing the landlord with a proportionate amount of the total insurance premium for the building. The current insurance apportionment is TBC.
The payment of business rates will be the responsibility of the tenant.
The rates liability for the property is to be assessed.
Energy Performance Certificate
The property has an energy rating of B34. See Appendix D.

Payment of stamp duty, if applicable, will be the responsibility of the tenant.
