Preston Station is situated on the edge of the town centre adjacent to the Fishergate Shopping Centre.
Train services are provided by Avanti West Coast to London Euston and Scotland and by First Transpennine Express and Northern Rail to regional and local destinations across the North and North West.
The latest figures available from the Office of Rail & Road (2018/19) estimate in excess of 4,646,000 annual passenger entries and exits at the station and a further 1,399,000 transferring passengers.
We are seeking a new tenant to operate a hot food kiosk with external seating on Platform 3 at the Station.
The kiosk is located at the foot of the main entrance ramp onto the platforms.
The location is on the main interchange platform and benefits from extended customer dwell times.
Other retailers on this platform include Starbucks, Beer House, Upper Crust and Whistlestop.
Previously operated by West Cornwall Pasty Co the kiosk will be debranded and sold to the incoming tenant for £1 (inc Blue Seal 6 Tray Oven).
The kiosk is approx 10.53m2 with an attached self contained storage & cold store unit of approx 19.89m2.

A Tripartite lease of the kiosk site for a term of 6 years subject to the usual railway determination provisions.
The lease will be contracted out of the security of tenure provisions of the Landlord & Tenant Act.
Rent to be agreed based on a Minimum Guaranteed Rent (MGR) together with an Additional Rent based on an agreed percentage of Turnover (where this exceeds the MGR).
The initial MGR to 30 September 2021 will be nil although Additional Rent will be payable so that the overall rent paid during this period reflects the business generated whilst station footfall is suppressed by Covid 19.
Rent review on 1 October 2021 and on the third anniversary of the lease commencement date both based on an agreed percentage of rent payable prior to the review.
Utilities and Business Rates
The Tenant will be responsible for Business Rates and all utilities consumed on the premises.
A Service Charge is not currently levied on the Premises (however the landlord reserves the right to levy such a charge in future).
Preston Station is a Listed Building and thus Listed Building Consent to the shop fit may be required in addition to Network Rail Technical consent.
The Tenant will be responsible for the Landlord's and Superior Landlord’s legal fees estimated at £1,500 plus
VAT and £1,063 plus VAT respectively.
The Tenant will also meet the Superior Landlord’s surveyor’s fees (if levied) and the costs of producing a Land
Registry compliant lease plan (£120 plus VAT) and a credit reference check (£75 plus VAT)
Not required for this site as the kiosk is a freestanding structure of less than 30m2
