Preston Station is located on the edge of the town centre adjacent to the Fishergate Shopping Centre.
Train services are provided by Virgin Trains, Transpennine Express & Northern Rail to London, Glasgow, Manchester Victoria, Manchester Airport, Blackpool and many other regional and local destinations.
The latest figures available from the Office of Rail & Road (2016/17) estimate 4,885,016 annual passenger entries and exits and a significant number of passenger interchanges (1,493,799).

LEASE

An internal repairing lease of six years is offered subject to the usual railway determination provisions.

Rent to be agreed depending on use, but based on a Minimum Guaranteed Rent supported by an Additional Rent based on a percentage of Turnover.
Upward only Rent Review on the third anniversary based on a percentage of the average annual total rent paid in the preceding two years.
A reasonable rent free period will be allowed.
The Tenant will be responsible for Business Rates and all utilities consumed on the premises.

PERMITTED USE

Catering or retail use will be permitted.
The location of the unit in the entrance to the station will allow the tenant to trade equally to users of the station and the general public.

CONSENTS

Preston Station is a Listed Building so the Tenant's fit out will be subject to Listed Building Consent as well as the usual Network Rail Building Consent.

COSTS

The Tenant will be responsible for the Landlord's and Superior Landlord's legal fees estimated at £1,500 plus VAT and £1,000 plus VAT respectively.
Additionally the Tenant will meet the costs of a credit reference check (£75 plus VAT) and the production of a Land Registry compliant lease plan (£120 plus VAT).
