Wimbledon station is a National Rail, London Underground, and Tramlink station located on Wimbledon Bridge. The station acts as an interchange between the District Line, Tram services and South Western Rail and Thameslinke mainline rail services.
From data supplied by the ORR Wimbledon station had just in excess of 11.6 million passenger entries and exits in 2022/23 with 1.15 million interchanges. Data from London Underground states that the station had over 11.5 million entries and exits recorded.

Location

The premises are located on the overbridge opposite the stairs that lead to platform 9 & 10.

Following consents, the landlord shall be undertaking works to reconfigure unit 9ob and 10ob creating a single retail unit. The roller shutter to unit 10ob shall be removed to maximise back of house space. Sales shall be from the current unit 9ob (the former Upper Crust).

The combined premises have the following approximate area:
8.53 m x 2.77 m.

The premises have water and currently two electrical supplies.

Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, the premises are being offered on a new 6-year tri-partite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the landlords legal costs.

£35,000 per annum plus vat plus supporting turnover rent provisions.

The landlord is seeking a high quality retail offer that will complement the existing sales mix at the station. Core coffee offers are not encouraged. In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT

The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.

Building Insurance is currently £410.00 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals demonstrating a high quality shopfit along with supporting AMTECH (or equivalent) electrical information for the Superior Landlord’s prior approval.

The payment of business rates will be the responsibility of the tenant. At present, the premises are two separate heriditaments. Local Authority (Merton)

The incoming tenant will be required to contact the Valuation Office to arrange for a revaluation to reflect that the two units have been reconfigured to one.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
