Wimbledon station is a National Rail, London Underground, and Tramlink station located on Wimbledon Bridge. The opportunity available is to lease a retail kiosk situated withing the ticket hall by the main station entrance. The station has interchange of all 3 transport modes. From data supplied by the ORR Wimbledon station had just in excess of 19.62 million passenger entries and exits in 2018/19. London Underground had over 12.61 million entries and exits recorded in 2017/18.
The train operator wishes to ensure that stations have a high-quality retail offer for their passengers benefit.
The subject premises are located on the upper concourse of Wimbledon Station. The Station has two entrances with the kiosk is located within the main ticket hall entrance. The premises comprise the following Net Internal Area:
• Total Area 5.39 sq m 58 sq ft
• Store 1.86 sq m 20 sq ft
The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.
Minimum Guaranteed Rent
£15,000.00 per annum plus vat along with supporting turnover rent provision.
An end user that will complement the existing tenant mix of the station is required. A grab and go coffee offer will not be considered.
The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum
The tenant will be responsible for all utilities consumed and in the event that the operator uses the landlord’s refuse and recycling bins then a contribution will be made towards removal
Any works required will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.
The ingoing tenant will be responsible for Business Rates. From an initial inspection of the Valuation Office Agency website, the premises may not have been assessed for business rated. We recommend that anyone interested contact the Local Rating Authority for further information.
