LOCATION

The premises are fronting onto the main booking hall
of Wimbledon Station. The station provides services
from South Western Railway, Thameslink, London
Underground and Tramlink.
Passenger figures from the Office of the Rail
Regulator stipulate that Wimbledon Station had just in
excess of 20.439 million passenger entries and exits
in 2015/16 and over 1.2 million interchanges between
national rail. Passenger figures from Transport for
London stipulate that in 2014, 2.336 million board and
2,059 million alighted the trams and in 2016 13.4
million entries and exits for the London Underground.

DESCRIPTION

The premises have a roller shutter providing direct
access onto the overbridge.
The premises have the following approximate floor
areas, measured on a net internal basis:
Ground Floor 13 sq m 138 sq ft.

LEASE

Subject to the consent of the Superior Landlord, the
property is being offered on a new to 17th August
2024 subject to a rent review at the end of the third
year.
Interested parties should be aware that any new
lease will be excluded from the security of tenure
provisions of the 1954 Landlord & Tenant Act.
Standard Railway Lease Terms will apply. The lease
will not permit assignment or sub-letting.

COSTS

The incoming tenant will be expected to pay the
Landlord’s and if applicable, the Superior Landlord’s
reasonable legal costs in connection with the grant of
the lease.

MINIMUM GUARANTEED RENT

A minimum guaranteed rent of £45,000 per annum
plus vat with supported Turnover rent provision.

USER

Our clients are seeking an end user that will
complement the existing tenant mix at the station.

SHOP FITTING

The incoming tenant will be required to provide
detailed annotated shop fit plans and signage
proposals demonstrating a high quality shopfit. The
Landlord and if necessary, the Superior Landlord’s
approval will be required in advance of any works.

RATING

The ingoing tenant will be responsible for Business
Rates and we recommend that anyone interested
contact the Local Rating Authority.

SERVICE CHARGE

There is currently no service charge for the premises.
The landlord reserves the right to introduce any
charge in the future. The tenant will pay towards
refuse collection.
