West Hampstead Thameslink Station is located in North West London. The station is on the Thameslink train route which runs between Bedford and Brighton through Central London. The station and the trains serving it are operated by Govia Thameslink Railways. Information from the Office of the Rail Regulator stipulates that in 2015/16 West Hampstead Thameslink Station had 3.71 million passenger entries and exits.
We are offering to let a retail unit within the booking hall. The unit has an approximate net internal area of 162 square feet or 15.13 square meters. The unit is directly next to the main entrance to the station.

A lease is available up to September 2021 is being offered on and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The tenant will be responsible for the cost of all utilities.
The incoming tenant will be expected to pay the Landlord’s reasonable legal costs and the Superior Landlord’s costs in connection with the grant of the lease.
The ingoing tenant will be responsible for Business Rates and we recommend that interested parties contact the Local Rating Authority to make enquiries.
There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. EPC The EPC survey has been arranged and will be available shortly.
