Twickenham station is located in the London Zone 5 travel area. From data supplied by the Office of Rail and Road (ORR) Twickenham station had just in excess of 6.38 million passenger entries and exits in 2017. The station is currently undergoing redevelopment which will create 115 homes, a new booking hall and new retail units. The new station is
expected to open in Spring 2019 with the premises scheduled to be handed over to the Landlord in April/May 2019.


First MTR South Western Trains Limited are the Station Facility Owner and leaseholder of
Twickenham Station. The train operator wishes to ensure that stations have a high-quality retail offer for their customers benefit. Our aim is to ensure that their stations are best in class and the retail should reflect those aspirations.


The premises are adjacent to the public plaza and have the following approximate floor areas, measured on a net internal basis:

24 square metres (258 square feet)


The property is being offered on a six years' lease and subject to the Superior Landlords' consent a rent review after three years. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will
apply. The lease will not permit assignment or subletting. The incoming tenant will be expected to pay the Landlord’s and the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.


We require a tenant that will cater for passengers' needs. Use as a taxi order office or a coffee shop will not be permitted. Independent parties wishing to undertake sales of coffee should review unit F.


There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will make their own arrangements for the refuse removal.


Minimum Guaranteed Rent £20,000 plus VAT per annum along with supporting turnover rent provision.


The incoming tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.


Any works required will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.
