The property is located at the front of the station adjacent to the main booking hall. From data supplied by the ORR Surbiton station has just in excess of 9.443 million passenger entries and exits in 2015/16.
The premises currently has recently traded for catering purposes. The premises has a front serving area with a rear storage area. The unit comprises the following approximate areas and dimensions:

The property is being offered on a six year lease, on flexible terms and subject to a rent review after three years.
The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
