LOCATION

The property is located on Platform 2 of the station. Passenger figures from the Office of the Rail Regulator (ORR) state that in 2017/18 Staines station had over 3.11 million entries and exits.

DESCRIPTION

First MTR South Western Trains Limited are the Station Facility Owner and leaseholder of Staines Station. The train operator wishes to ensure that stations have a high-quality retail offer for their passengers' benefit.
The premises are currently trading as a coffee shop and have the following approximate floor areas, measured on a net internal basis:

• Total Area 37.78 sq. m

LEASE

The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third and sixth year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease
terms will apply. The lease will not permit assignment or sub-letting.

COSTS

The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.

MINIMUM GUARANTEED RENT

£10,000 per annum plus vat along with supporting turnover rent provision.

USER

Our client is anticipating interest from coffee retailers

FITTING

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.

INSURANCE

The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum 

RATING

The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.

SERVICE CHARGE

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection. Viewing is by appointment only.
