LOCATION

An opportunity exists to submit an offer through an informal tender process in respect of a retail unit in the booking hall of St. James Street railway station.
Train services at the station are operated by Arriva Rail London and run to London Liverpool Street and Chingford with onward connections to the full London Overground network. Total passenger entries and exits in 2015-16 were 1,016,052 (source : ORR 2016).
The station is located in the London borough of Waltham Forest and is in fare zone 3.

DESCRIPTION

The property is located in the main station ticket hall. There is no remote storage. Rail for London are looking to let to a high quality hot drinks and snacks operator.

LEASE

The property is available by way of a new lease term to run until May 2023. The lease will be subject to a rent review at the end of the third year of the term. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

RENT & TENDER PACKAGE

Rental offers should consist of a base rent supported by a turnover rent percentage. The tender package is available from TPT upon request. A rent deposit will be payable. Rent is payable quarterly in advance by standing order. TPT may be required to undertake credit checks on the successful bidder.

EPC

An EPC is being arranged and will be available shortly.

BUSINESS RATES/UTILITIES

The incoming tenant will be responsible for the payment of any utility consumption as well as any business rates levied on the property and should contact the local authority for an indication of rateable value.

COSTS

The incoming tenant will be expected to pay the Landlord’s reasonable legal costs in connection with the grant of the lease. These costs are estimated to be £733 plus VAT.
